Seawall Repair Solutions For Pelican Bay Condominium Neighborhood

In Naples, Florida at St. Vincent’s at Pelican Bay is a lakefront village of garden-style villas. Built in the early 1990’s, this two-story development offers a guard gated entrance with lovely households, featuring lake and swimming pool views and gulf access.

The property had an aging concrete sheet pile bulkhead that the community pool was situated on. The pool is located on a peninsula with water on three sides. At some point in the past, the seawall seams begin to enlarge allowing soil migration from beneath the concrete pool deck to escape. For over 5 years the property has been experiencing recurring sinkholes behind bulkhead. The property owner had the seams filled with hydraulic cement and flowable fill over the years, but the sinkholes kept returning. With new sinkholes opening again, they decided to call Seawall Savers.

Because the property is located within an energetic community that utilizes the pool on a regular basis, it was paramount any solution would have to take into account significant resident activity. Seawall Savers elected to install an injection grid that created one row of injections to fill the voids. This process would fuse together the deeper soils, and seal the pathways where water was traveling through the bulkhead. Injected under high pressure, this product seals and fills voids all in one easy procedure. Using very tiny injection ports (as small as 5/8”), holes are bored through the concrete and foam is then advanced through the ports to create the desired sealing effect.

In addition, the seawall seams where sealed from the outside face of the concrete seawall slabs utilizing our proprietary process. This system utilizes permeable foam installed into seams and a High Density Poly Ethylene (HDPE) panel being affixed to the seawall with 316 Stainless Steel Fasteners.

Seawall Savers Dremel grinded out fissures in the concrete seawall cap and injected a two part epoxy adhesive into cracks to cease further water intrusion. The completed project was professionally finished with dual coats of a light grey two part epoxy paint being applied to the surface of the concrete seawall cap.

Result

After just three days on site, Seawall Savers crew grouted the soils behind the older sheet pile bulkhead along the perimeter of the pool. The soils were stabilized to guard against future sinkhole development, the seams were additionally shielded to insure no future soil loss occurs. All fissures in concrete cap were filled with epoxy and the cap was sealed with epoxy coating. The process that Seawall Savers employed was the least disruptive answer available in terms of noise and time, and all work was completed without any disruption for residents.

Analysis

Seawall Savers consulted with the owners, property manager and inspected the bulkhead along the pool peninsula on the lakefront. The home owners association was concerned about the regular void formation beneath the concrete, but was also concerned about the seawall seams leaking. It became clear that the original bulkhead was the source of the problem. The original concrete seawall/bulkhead was constructed 30 years ago, and over the years had likely experienced deterioration which allowed water to travel through the seams. As water washed away fine soils, persistent cavities kept forming behind the bulkhead and beneath the pool surface. The Seawall Savers team determined that Deep Foam Injection would provide a perfect resolution for preventing future soil failure issues behind the lakeside bulkhead, and that all work could be accomplished without disrupting the pool surface area.

Wooden Bulkhead Replacement For Burnt Store Marina

Located on stunning Charlotte Harbor is Burnt Store Marina a prime waterfront location for avid sail boaters. There are numerous luxury waterfront villas and condominiums situated within the adjacent Sunset key and Prosperity Pointe development. A charming amenity is a community swimming pool located on a island with only pedestrian bridge traffic for pool access.

The deluxe swimming pool and bathhouse has a 25 year old wood retaining wall which is failing. The entire deck and surrounding spa has brick pavers throughout and concrete sidewalks.

The project team explored several piling options, timber piles, drilled micropiles, concrete pre-stressed piling and helical piles.

Helical Anchor Piling (tie-backs), were both an attractive selection due to limited access, subtle vibration, and reasonably affordable cost. The Seawall Savers Team decisively selected helical piles as the most suitable and cost-effective tie-back anchor favorite for the project. It provided owners a low-noise and minimal vibration project for adjoining neighbors.

The final pile engineering was performed by Rube Clausen Consulting and featured a galvanized 1 ½” steel square shaft section manufactured by “Chance”. The piles consisted of a 1 ½”inch sq. shaft with triple-helix (8”/10”/12”) lead sections. The tie-back helical anchors were engineered to derive end-bearing capacity in the dense soil layer.

Helical Pile Installation

Before the installation of production piles, the General Contractor, Benton and Sons Marine Construction, eliminated potential obstacles, such as partial removal of pedestrian bridges, including utilities. This would allow for barge access around the island.

Upon helical piling termination, all helical piles were cut to their required length. Pile production included a full-time Quality Control person to oversee pile testing and installation. Pile monitoring and certification was performed by Forge Engineering of Naples, Florida.

The helical piles were installed by Seawall Savers (SS), a Certified Installer of “CHANCE” Helical Foundations Systems.

Products

Sixty (78) “CHANCE” 1 ½” square shaft with triple-helix (8-inch/10-inch/12-inch) lead sections were installed. The foundation helicals were embedded with a Caterpillar 311 excavator powered by a 10K Pro-Dig hydraulic drive head. Seawall Savers advanced the foundation anchors to lengths on the order of 15 to 21 feet to achieve final installation torque. The ultimate required load bearing in tension was 36 KPS.

The project team encountered a number of methodology challenges including construction in a sensitive, limited construction access within dense villa and condominium environment, and difficult subsurface soil conditions (sub-surface rock) that are commonly found in this specific location.

The scope of work entailed being a subcontractor to Benton and Sons to install seventy-eight (78) helical tieback anchors to sustain a new “Trueline” vinyl seawall. Helical Tie-Back Anchors on the project site were engineered to twenty (20) kips ultimate load, however the site provided numerous challenges. Remnants of previous structures, such as buried concrete tie-backs, submerged cables and large buried concrete masses, were present behind the wall to additionally complicate the previously challenging subsurface circumstances. In addition, we had to utilize a 100 ton crane to mobilize our barge and support equipment into lake.

Municipal Concrete Bulkhead Repair

This marine project was located at a private residence, in Fort Myers, Florida. Gasparilla Drive runs parallel to the Carrell Canal, a canal system that merges into the City of Fort Myers storm water system which flows into the Caloosahatchee River. Carrell Canal delivers storm water discharge from numerous outlets from the City of Fort Myers. In addition, the community golf course also fronts on this canal and releases run-off into the canal.

Seawall Savers was contacted by Chester Young of Hans Wilson and Associates, a marine consulting/engineering firm in Fort Myers. The engineer was searching for the design and installation of a permanent solution to the undermining of the existing retaining wall. The primary concerns of the engineering team were the design life of the foam structure in a marine environment and the capacity to seal approximately two-hundred feet of upland retaining wall. The wall required an additional two to three foot of foam to be injected beneath the existing retaining wall. This translates to foam being injected 8 to 10 feet beneath the existing grade.

Since the original retaining wall construction design had only eight (8) foot vinyl panels, the Deep Foam Injection process would require multiple injection ports to seal the bottom. The injection process was selected to avoid clashing with the existing structures and mature landscaping. Access to the project site as well as equipment mobilization and material deliveries were severely constrained due to project location.

Deep Foam Injection Installation

Before the installation of production ports, it was mutually agreed that Seawall Savers would run a trial process to insure the prescribed material would proceed as designed. We injected six (6) locations and did not encounter any sub-surface soil conditions that we could not penetrate with our equipment.

A Quality Control person oversaw the foam injection testing and installation and provided correspondence to the City of Fort Myers. The city accepted our Deep Foam Injection proposal and engaged us to proceed forward with the project. Injection monitoring was performed by Hans Wilson and Associates of Fort Myers, Florida.

Injection Process

The deep injection process utilizes exceptional polyurethane foams that are injected into areas that have been exposed to deep soil issues such as soil and water erosion. This solution causes less downtime, is less invasive and helps preclude collateral property damage during the process.
Seawall Savers determines locations for the series of injection holes ( approximately 2 ft. on center) based on engineers plans. The 5/8-inch holes are then drilled through the existing soils into required depths. After drilling of the 5/8-inch holes, a ½” steel pipe/probe is placed into the ground, then high-density polyurethane foam is injected into the soil through the probes. The foam expands and hardens, creating the necessary filling forces.

The pumping unit provides a consistent rate of injection and the volume of foam rise can be controlled. After the nozzle is extracted from the hole, excess polyurethane material is cleared from the area. The foam material achieves 90% of its highest compressive strength after 15 minutes.

A residential seawall required deep foam injection along a stretch of Gasparilla Drive, a residential neighborhood. The existing seawall was partially undermined during Hurricane Irma. The velocity and capacity of water exiting the creek, due to extreme rainfall and runoff, caused the existing waterfront retaining wall to be undermined in several locations.

The berm at the base of the bulkhead was partially removed by the severe erosion incurred by the excessive storm water discharge. This natural phenomenon allowed soil to escape from beneath an upland retaining wall and create large voids and cavities in the residential back yard.

Eight Lakes Concrete Seawall Repair

The Eight Lakes neighborhood is one of the jewels of Southwest Cape Coral. The neighborhood is anchored by eight beautiful man-made saltwater lakes.

Several Residents next to Eight Lakes in Cape Coral, Florida contacted Seawall Savers regarding 320 feet of leaking concrete seawall. Cavities were appearing in the land behind the seawall, cracks were appearing in the concrete seawall cap, and soil was eroding through the wall into the lake system. As usual, the residents filled the voids with coconuts, more dirt and whatever they found which would go into the depression. This DYI solution didn’t last long, however, as the soil ultimately leaked through the wall and the depressions reappeared. The problem became worse after each thunderstorm and now was threatening structures and swimming pools near the water.

 

Saltwater’s corrosive nature accelerates the decay of concrete, steel reinforcements, and wooden structures. Much of Florida’s coastline was once marshland, filled in to accommodate waterfront properties and canals. Over time, this leads to the sinking of seawalls and the opening of seams where concrete panels meet. Consequently, seawall erosion ensues, as the fill behind the structure seeps through these openings into the surrounding water bodies. Sinkholes or voids develop behind the seawalls, causing structural cracks in the cap. Daily tidal fluctuations, harsh waves, and storm surges further exacerbate the deterioration of these aging seawalls.

Seawall Drainage Repair Results

Utilizing state of the art equipment, our team installed sixty-four (64) “Jet Filters” on the multi-lot site. We also erected thirty-eight (38) “Seawall Seam System” braces to prevent soil erosion from behind the seawall into the canal.

Once installed, these components save our client both time and the expense of installing a new seawall.

Seawall WEEPHOLE Installation

All seawalls are designed with weep holes to allow water to escape from behind seawall panels, these weep hopes relieve the pressure on the seawall.

Over a period of time “Weep Holes” become blocked by debris, marine barnacles and mangrove seeds getting into the openings and clogging the hole.

Consequently, lack of water flow from behind the seawall may lead to extensive damage to the seawall structure.

HYDROSTAIC PRESSURE

What exactly is hydrostatic pressure, and what role does it play in the stability of Cape Coral’s coastal seawalls?

Hydrostatic pressure is a formidable force, particularly when it comes to concrete structures, especially in the presence of saturated soils. It refers to the weight exerted by stationary water behind a seawall, stemming from inadequate drainage through weep holes.

This unyielding pressure poses a significant threat to the integrity of not just seawalls but also other concrete features and hardscapes.

EROSION SOLUTIONS

Seawall Savers utilizes an engineered proprietary repair system called “Seawall Seam Systems”. (A Plastic brace located at a seawall panel seam used to seal the vertical joint to prevent upland erosion loss).

This brace is affixed to the concrete seawall with specialized 316 Stainless steel fasteners. The installation of the brace eliminates sinkholes and cavities from forming behind your seawall.

In addition, the existing weepholes (holes placed through the seawall panel above the barnacle line to relieve hydrostatic pressure on the landward side of the wall), were clogged and not functioning. Seawall Savers installed “Jet Filters” in each concrete panel to eliminate hydrostatic pressure behind existing seawall.

Solution- BATTERED OR KING PILES

A battered pile, unlike traditional vertical piles, is driven into the ground at an angle, providing essential lateral support. This method is particularly effective in resisting forces from cyclones, wave action, boat impact, and high winds. Moreover, in spatially constrained areas—such as behind existing condominiums—battered piles may be the only viable option to reinforce horizontal and vertical seawall capacity.

Installing piles in water, especially at an angle, introduces significant complexity. A modular barge equipped with a crane must remain steady, even as wind, currents, and waves challenge the pile’s directional alignment. As a result, precision and planning are crucial to successful placement.

New Batter Pile Design

Eventually, engineers developed a hybrid design tailored to the project’s soil conditions. Instead of relying on helicals, the solution incorporated Schedule 80 pipe pilings driven inside a hollow Truline Vinyl Panel. The piles were hammered to refusal depth in the underlying lime rock. A geotechnical monitor was actively involved to ensure each pile reached proper refusal.

Seawall Savers installed the king piles by positioning the vinyl Truline panels, driving the 3½” pipe piles internally, and pouring 5,000 PSI marine-grade concrete into each angled pile. This method not only addressed the soil issue, but also provided an exceptionally strong and durable seawall solution.

PIN PILES

Pin Piles are small diameter pipe piles usually 3″ or 4″ in diameter driven to refusal. These piles are the most economical and very practical in many cases. Pin Piles are schedule 80 Galvanized generally cut in 10′ sections, the lead piece has a sacrificial drill bit to drill into limestone, and extensions fitted with distinctive sleeves used to later weld together proceeding pieces as necessary to achieve the final pile length required.

The pin piles were installed to an overall depth of 35 feet into competent lime rock. We installed these piling/ “Trueline” combination in seventy-eight locations.

Project Challenges in Naples

Originally, Seawall Savers was originally contracted by a local marine construction company to install a helical anchor tieback system for a new seawall. At first, geotechnical soil borings were supplied to us and the subsurface soils appeared adequate to install helicals into. However, once we mobilized to the project site, the helicals would not secure the required torque capacity. Despite multiple attempts, test helicals were installed to 65 feet without acquiring the engineered design load.

Consequently, the project had to be temporarily stopped as engineers came up with a new design strategy. Over the following weeks, multiple alternatives and calculations were developed and reviewed.

Due to poor soil conditions and the failure of the helicals to perform as intended, engineers proposed using batter piles or king piles to ensure long-term seawall stability.
